Project Details
The Compact Starter Home Concept is a modern 4m × 7m residential design created for efficient, affordable, and stylish compact living. With a total footprint of approximately 13ft × 23ft, the project is designed as a two-storey small home that maximizes limited land space while still providing the essential functions of a complete residence.
The layout includes a living room, dining area, kitchen, one bedroom, two bathrooms, washing area, and an upper-floor balcony. The home is especially suitable for individuals, couples, first-time homeowners, vacation home seekers, rental investors, staff accommodation, Airbnb-style short stays, and affordable estate unit development.
On the ground floor, the design introduces an open living arrangement that combines the living room, dining area, and kitchen into a practical compact layout. The living area is designed as the main social space of the home, offering room for a sofa, centre table, entertainment unit, and basic storage. The open connection between the living room and dining area helps the interior feel larger and more flexible, reducing wasted circulation space.
The dining area is positioned close to the kitchen for convenience and can accommodate a small dining table suitable for two to four people. This makes the home practical for daily living while still maintaining a minimalist footprint. The kitchen is compact but functional, with space for countertops, cabinets, refrigerator, stove, sink, and food preparation. A window supports ventilation and natural light, helping the kitchen feel brighter and more comfortable.
The ground floor also includes a compact bathroom designed for convenience and space efficiency. This bathroom supports daily use for residents and guests without requiring access to the private upper-floor bedroom area.
The upper floor is dedicated to the private living zone. It includes one comfortable bedroom, one bathroom, and a spacious balcony. The bedroom is designed as a quiet retreat with space for a double bed, bedside tables, built-in wardrobe, and ventilation through large windows. Its direct relationship with the balcony adds lifestyle value and gives the compact home a stronger sense of openness.
The balcony is one of the strongest features of the design. It extends the home’s usable living space outdoors and can function as a relaxation area, reading corner, morning coffee spot, mini garden, or small outdoor seating area. For a compact home, this balcony helps create the impression of a larger residence and improves the overall lifestyle experience.
Architecturally, the home uses a modern hidden shed roof design. This roof style gives the building a clean, minimalist appearance while supporting practical performance. The hidden shed roof assists with water drainage, creates a sleek contemporary profile, and can be easier to maintain than more complex traditional roof forms. It also contributes to the vertical look of the building, making the compact structure appear taller and more refined.
The exterior design combines modern façade treatment with concrete, glass, and wood-inspired textures. Large windows and sliding glass doors improve natural lighting, ventilation, and visual appeal. The façade is simple, clean, and contemporary, making the home suitable for modern residential estates, private plots, resort-style developments, and compact urban housing schemes.
The design is also structured around smart space utilization. The open floor plan minimizes wasted corridors, while built-in storage opportunities help keep the interior organized. The minimalist interior direction supports a clean, uncluttered environment and makes the home feel larger than its actual footprint.
From a sustainability and cost-awareness perspective, the concept offers several advantages. The compact size helps reduce construction cost, material use, and energy consumption. Large windows reduce dependence on artificial lighting during the day, while the roof form supports weather protection and thermal performance. The simple layout also makes the home easier to build, manage, and maintain.
The sourced design package includes a full PDF architectural plan with key drawings required for review and further professional adaptation. The plan set includes footing plan, beam plan, column location plan, exterior wall dimension plan, interior wall dimension plan, roof beam plan, roof plan, elevation drawings, cross-section drawings, and lighting location plan.
As a real estate concept, this project can be positioned as a compact private home, affordable housing prototype, rental bungalow, staff housing unit, vacation home, short-let apartment alternative, or starter home for small households. It is also suitable for developers exploring repeatable unit models for small estates, land optimization, or budget-conscious residential projects.
For Sasari Limited, this concept represents a practical housing study sourced for client review, feasibility thinking, visual presentation, and development planning. The value of the project lies in its affordability, modern appearance, compact footprint, efficient layout, and potential adaptability for Nigerian residential and investment-focused property opportunities.
